All sites are equipped with 50/30/20 amp electric hookup, water, sewer, at least two car parking spaces and plenty of yard space between sites. All utilities are included in the rates below!

We are happy for you to be a part of our community. Our hope is that all who stay here feel loved, respected and safe. To insure this, we have a few simple housekeeping rules.
Rent: $650 monthly, $240 weekly, $45 nightly due upon park entry (cash, check, Zelle or Venmo only, for long-term licensees) due the same day each month as move-in date, unless a request for a different date has been approved. After a three day grace period, $10 per day late fee will apply. No more than two days late, beyond grace period, without approval or licensee will be required to vacate. Water/sewage, electricity, pest control, lawn service, and trash pickup included. Any guest staying longer than 2 weeks must be approved by management and complete all necessary paperwork.
Electrical Use: Being an all-inclusive park, electrical use must be monitored. Anything plugged into your utility pole on a regular basis, other than your RV, must be approved.
Fiber Optic Internet: Internet is optional for an additional $20 per month, with no contract or setup fee. Payment may be included with lot fees. Internet includes your own private router and high-speed antenna. All network settings and passwords are programmed for maintenance and must not be changed without approval. All equipment must be returned prior to vacating to avoid forfeiture of security deposit.
RV's: All units must have holding tanks and be in good working order. RV's older than 10 years must be approved by texting a picture of all four sides to (940) 343-5135. In order to be approved, appearance must be free from damage and clean.
Site: Please keep your area tidy and clean. Check with management before digging or adding fences, sheds (solar power only), patios, carports, fire pits or extra appliances to a site. We allow potted plants, patio furniture and satellite dishes. If a porch or deck is installed then it must be kept neat on top and underneath to avoid nesting critters and pest. Fenced in areas must be maintained by the tenant (please weed eat along the outside of the fence as well), along with any other areas the lawn service does not maintain.
Parking: You are allowed as many vehicles that can fit into your personal parking space. Any long-term additional parking needs approval. Guest may use the parking lot.
Laundry Room/Emergency Bath/Workout Room: Please comply to the posted rules in each room. These facilities will be under video surveillance. Guest must be accompanied by an LSR Licensee(s) and anyone under the age of 14 must be accompanied by someone 14 or older. The bathroom is for emergency/infrequent or handicap use only. The keyless entry code will be available to Licensee(s) and will be changed periodically.
Speed limit: Posted at 5 mph, please be aware. Please do not drive or park on grass. Do not to block any RVs or delivery trucks that are coming/going.
Quiet time: 10:00 PM to 7:00 AM. Please respect each other’s privacy and space.
Garbage: Do not leave trash outside and do NOT throw cigarettes on the ground. All trash needs to be bagged and placed in the dumpster. Please break down boxes to maximize room in the dumpsters. Large items, such as furniture, may be placed in the dumpster (if there is room) the night before trash is due to be picked up. If there is not room then please take items to the Cooke County Dump. Secured/lidded 3 gallon outside trash cans for pet waste only, no larger.
Sewer: Do not rinse grease down the drains or flush wipes of any kind, as this causes costly damage to our aerobic system. Please use only septic approved toilet paper and cleaning products.
Pests: We work hard to keep the park pest free so please do not leave standing water, pet waste or trash overnight. This attracts unwanted bugs and critters.
Children: We love our kiddos and want to keep them safe, so please supervise children under the age of 14.
Solicitation: Any solicitation or fundraising must be approved by management.
Fireworks: No fireworks on the property.
Animals: We love our pets and want to keep them safe as well. Friendly pets are welcome but must be leashed unless they are fenced or in the front field to run and are under voice command to keep them out of other’s areas. Dogs will bark but continuous barking will not be allowed. Please pick up after your pets immediately in the common areas and daily in your yard. Do not leave them outside when you are not home. Any pets added during your stay must be approved.
No illegal activity or public intoxication
